AAA Mold, Water Damage, Rodent, Insect Exclusion & Insulation Specialists

Affordable Attic & Crawl Space Solutions works under the homes of Puyallup and the wider Pierce County, the parts nobody wants to crawl into. We deal with the mess Western Washington leaves behind: standing moisture, chewed insulation, rodent droppings, and mold creeping across joists. Whether your crawl space smells musty or your attic insulation has gone flat and gray, we clean it, seal it, and set it right. Family-run, local, and honest about what your home actually needs before work begins.

Who We Are

What We Offer

Why Choose US

You want someone who has actually been under a Puyallup home in November, not a call center. We show up, crawl in, and photograph what we find so you see the problem yourself. No scare tactics, no full system pushed when a vapor barrier repair would do. Washington requires contractors to register with L&I and pest work to be licensed through the WSDA, so ask any company for those numbers, ours included. We give flat quotes, cover your floors on the way in and out, and finish what we start.

WHAT CAN WE DO FOR YOU?

Expert Crawl Space Services in Puyallup & Surrounding Areas

From the Puyallup River valley to the ridgelines above South Hill, homes here fight the same enemy: water that never really leaves. Our corner of Pierce County takes over 40 inches of rain a year, most of it between October and March, and November alone can bring close to seven inches. That damp works into crawl spaces and attics, feeding mold, rusting ductwork, and drawing in rats hunting a dry winter. We handle the whole chain of problems, not one link at a time. Cleaning, rodent exclusion, insulation, and mold work all connect. Pull out ruined insulation without sealing the entry points and you are back to square one by spring. Below is what we do, and how each piece sets up the next. Serving Puyallup, Tacoma, and nearby communities.

Crawl space cleaning

Crawl Space Cleaning

Crawl Space Cleaning is where most of our jobs begin. Years of Puget Sound damp turn a crawl space into a catch-all: sagging vapor barrier, wet fiberglass hanging off the joists, rodent nests, and the odd tool left by the last contractor. We haul all of it out, old insulation, debris, and droppings, then sanitize the soil surface and lay a fresh, seam-sealed 12-mil vapor barrier that actually holds up, unlike the thin 6-mil sheeting that fails within a few wet winters here. A clean, dry crawl space stops that musty smell from rising into your living room and finally lets you see the foundation underneath. It is the honest first step before sealing.

Rodent and Insects Removal

Rats do not knock. When the rain sets in, Norway rats and mice push through gaps as small as a quarter-inch to nest in warm attic insulation and crawl space corners. Our Rodent Removal work starts with how they got in, foundation vents, plumbing gaps, the space under the sill, and seals those routes with steel exclusion material they cannot chew through. We clear the nests, droppings, and fouled insulation, then set the structure up so they stay out. Pest control services in Washington require WSDA licensing, so this is not DIY bait-station work. Wasps and carpenter ants riding the same gaps get handled in that same visit, no second trip.

Crawl Space Insulation

Once the space is clean and sealed, insulation goes back in, and the type matters. Wet fiberglass batts are the single most common thing we pull out of Western Washington crawl spaces. They wick up ground moisture, sag off the joists, and lose most of their rated R-value. We replace floor insulation with materials suited to a wet marine climate, fastened so it will not droop back onto the dirt within a year. A properly insulated subfloor keeps your floors from feeling like ice in January, eases the load on your furnace, and holds a steadier temperature through Puyallup’s long rainy stretch. We seal exposed ducts and pipes down there too.

Attic Cleaning

The attic hides the same trouble as the crawl space, just overhead. Blown-in insulation flattens and darkens over the years, and once rodents find it, it turns into a nest and a latrine at once. We vacuum out contaminated and degraded insulation with commercial equipment, bag it, and clear the droppings and nesting debris that carry odor and real health risks. Then we air-seal the ceiling plane, the gaps around light fixtures, fan housings, and top plates where warm indoor air leaks straight up. Skip that step and you waste 15 to 25 percent of any new insulation, so we never blow fresh material over a dirty, leaky attic floor. Clean first, always.

Attic Insulation

Your attic is the biggest single place a house sheds heat, and most homes around Puyallup are under-insulated by today’s standard. Washington’s current energy code targets roughly R-60 in the attic, a depth many older houses have never come close to. We blow in cellulose or fiberglass to that depth, fit baffles so the soffit vents keep breathing, and hold material clear of recessed lights that need the gap. Done after proper air sealing, this is the upgrade with the quickest payback: lower winter heating bills, fewer freezing rooms, and less strain on a furnace running flat out from November to March. We measure what you have first.

mold removal

Mold Removal

Mold Removal in this climate is less about bad luck than plain physics. Warm, damp air meets the cold underside of your subfloor, condenses, and feeds mold across the wood, a classic problem in vented Puget Sound crawl spaces. We do not just wipe the surface. Real Mold Remediation means finding and fixing the moisture source first, a torn vapor barrier, a plumbing leak, a blocked vent, then removing the growth, treating the framing, and drying the space so it does not creep back. Left alone, that growth eats into wood and pushes musty air and spores up into the rooms you actually live in. We also flag structural rot for a specialist before we reseal.

Frequently Asked Questions

How do I know if my crawl space needs cleaning?

Trust your nose and your floors. A musty smell rising into the house, cold spots over the crawl space, or a sagging vapor barrier you can see through the access hatch are the usual tells. In Puyallup, standing water after a wet November week is another clear sign.

Western Washington’s wet season runs roughly October through March, and much of the Puyallup Valley sits low with a seasonal water table close to the surface. Humid air also drifts through open foundation vents, hits cold wood, and condenses. That steady dampness is what feeds mold and rot.

Both. We find and seal the gaps first so the problem stops, then remove nests, droppings, and any insulation the rodents fouled. Sealing without cleaning leaves the smell and the health risk behind; cleaning without sealing just invites them back.

Removal is wiping or scrubbing off what you can see. Remediation is the full job: find the moisture source, fix it, remove the growth, treat the wood, and dry the area so it does not return. In a climate this damp, only the second one actually lasts.

Washington’s current energy code targets around R-60 in the attic. Plenty of older Puyallup homes sit far below that. We measure your existing depth first and tell you honestly whether a top-up is worth it or you are already fine.

Can you re-insulate an attic that has rodents in it?

Not until the rodents are out and the entry points are sealed. New insulation blown over an active nest is money wasted. We clear and exclude first, then insulate, so the upgrade holds.

Usually not. Most crawl space and attic work happens in those spaces without disrupting your day. For larger mold jobs we will let you know ahead of time if any room needs to be kept clear.

A straightforward cleaning and vapor barrier replacement is often a day. Add rodent exclusion, insulation, and mold work and it can run two to three days. You get a timeline in writing with your quote, before we start.

This work is required to be registered with L&I, and pest control is licensed through the WSDA. Ask us for our current registration number, pest license, and proof of insurance before you book — we would rather you check.

Puyallup is our home base, and we cover Tacoma, South Hill, Graham, Thurston County, South King County, and surrounding Pierce County communities. Not sure if you are in range? Call and ask; we will tell you straight.
